In the current Central Texas real estate market, buyers are looking for any way to get an edge over their competition. With inventory at an all-time low, it’s difficult for buyers to find their perfect home, and if they do, there’s no guarantee they’ll have the winning offer.

If you’ve missed out on a few homes, look at these tips to win as a buyer in the current real estate market. 

Have A Strong Team

One of the biggest mistakes you can make is not having the right people in your corner. Make sure you’re working with trusted professionals who have your best interest at heart, including your real estate agent, lender, and title company. Working with people with the right skills and experience will help you win.

Be Prepared

Even if you missed out on a few homes, you know what you want in your perfect home. Don’t settle until you find it! Be purposeful with your time, and make sure the homes you’re looking at match your criteria. It’s a seller’s market, and inventory is low, so when you find the perfect house, you want to act quickly. Make sure all of your ducks are in a row and you have the proper paperwork and documents available to write an offer quickly.

Come In Strong

If this is the home you want and you know you’ll be disappointed if you don’t get it, make sure to come in strong with your offer. You don’t have to go crazy but make sure the offer is strong and something you will be comfortable with and not have buyer’s remorse later. 

A few key points for a strong offer include:

  • Show you’re serious by increasing your earnest money deposit.

  • If you want to ask for inspections, offer to pay for them and assure the sellers you won’t ask for repairs. 
  • Agree to close on the property as quickly as possible (around 30 days).
